Analysis: More borrowers put equity into mortgages

Historically, when home values have risen, borrowers have used the resulting equity to make purchases, spurring the economy. Recently, however, more borrowers are taking the opportunity to put money into their homes, lowering their principal or shortening the term of their loans. The trend means the "wealth effect" of rising housing values has a more muted impact on the economy, experts say.
