REITs stand to benefit from private funds' distress

REITs have been posting strong returns in spite of the recession because, unlike private-equity real estate funds, REITs have access to the public capital markets. According to NAREIT's Brad Case, investors expect REITs to use their capital advantage to grow by acquiring properties from distressed sellers on the private side of the market. Case also said that, unlike companies in many other industries, REITs will likely continue to grow earnings for the next several years.
