The great advantages public REITs bring to the market are "liquidity, great corporate governance and transparency," said Mark O. Decker Sr., head of the real estate group of R.W. Baird. Many of the problems that will be faced by other real estate companies in the coming years will stem from the absence of one of those qualities, he said. Decker said the growing acceptance of REITs by the public capital markets will be a great strength in the coming years. "The public markets aren't for everybody, but it's a great way to access capital and grow a company," he said.
